Our Investment Philosophy

Gridpoint Capital employs a diversified strategy across three investment horizons — Fixed Returns (1–4 years), Income Stream (4–7 years), and Development Projects (7–10 years) — to match investor capital with appropriate risk-return profiles.

We invest exclusively in tangible real assets. Our portfolio consists of physical land parcels and operating properties in high-growth corridors, providing investors with the security of underlying asset value while pursuing value-add returns through active development and rezoning.

Investment decisions are guided by a comprehensive valuation methodology combining comparable sales analysis, discounted cashflow estimates, and market premium assessment. All valuations are conducted annually and communicated through our Fund Performance Annual Report.

With over 20 years of experience in land development, commercial and residential turnaround projects, Nitin has built one of the most compelling track records in Canadian private real estate investment. His deep relationships with municipal and regional authorities across Ontario and Manitoba have been central to Gridpoint Capital's ability to identify, rezone, and exit investments at exceptional multiples.

In the last five years alone, Nitin has led investor exits generating over $200 million in profits — including a 10× return on a Milton industrial parcel and a 27× return on a Caledon agricultural-to-industrial conversion.
